Rental Property Registration for Properties in Riverside
RENTAL PROPERTY REGISTRATION GUIDELINES
All owners of residential rental properties located within Riverside, regardless of tenant occupancy, are
required to register each property on the web portal. Find the registration application, forms, and
resources at Rental Property Registration or www.riversideoh.gov. No paper applications will be accepted.
GUIDELINES
1. Read the Frequently Asked Questions (FAQ) to learn about the rental registration program.
2. Registration Exceptions: Determine the status of your rental properties.
3. Use the checklist below to complete the required forms and gather the proof of registrations.
4. The registration fee will be calculated based on the number of rental units at each location;
capped at $1,200.
5. Upon successfully completing the rental property registration and approval from the City,
the Residential Rental License will be issued to the owner indicating the property owner can
lawfully rent or lease dwelling units to the public.
REQUIRED DOCUMENTS AND FORMS
All forms are on the registration web portal. Forms and proof of registrations must be saved as a PDF
or Word and uploaded with the registration application. Keep a copy of all documents for your records.
Rental Property Taxes: Each owner of rental property, in or out-of-state, must register with the
Central Collection Agency (CCA). The CCA is the tax collection agency for the City of Riverside.

➢ If you are registered with the CCA to pay municipal taxes, upload a screen shot showing
only the account number or provide an email confirmation as proof of registration.
➢ If you are not registered with the CCA and fail to register by September 30, 2025, your
Application will be considered incomplete and subject to the late registration penalties.
Tenant Safety Review Form: download the form and read the guidelines. Provide a copy to the
tenant of each occupied unit to complete, sign and return to the property owner or designated agent
within 10 days.
➢ Upload the first five (5) completed safety review forms with the application in a single document.
➢ Drop off additional safety review forms at 5200 Springfield Street, Suite 100, or email as an
attachment to zoning@riversideoh.gov / Subject: Rental Safety Review Forms.
Tenant Occupancy Form: download the form, complete, sign and upload with the application.
Lease Agreement: upload a blank lease agreement with the application.
Montgomery County Rental Registration: property owners are required to register with the County
Auditor. A screen shot showing the account or a copy or an email confirmation is acceptable proof
of registration. Register at https://www.mcohio.org/663/Rental-Registration or call 937-225-4326.
The Riverside registration is in addition to the Montgomery County rental registration.
IMPORTANT: Upon receiving the completed property registration application and forms, the property
owner and designated agent will receive an email explaining the exterior property inspection schedule.
